The criteria for choosing a home for a family are not only the size and number of rooms. Real estate agent career focuses on the prime location. We understand what is really important and what to look for inside the apartment and outside its walls.
1. The most frequent and most useless
The postulate “the number of rooms should be equal to the number of children plus one more for parents” rarely works. Firstly, because people are usually limited in budget and cannot afford a multi-room apartment. Secondly, for a family with a large number of children, it is more logical to divide the bedrooms into girls ‘and boys’.
2. Important area
Large footage of housing is also not an indicator. It is more important to look at the ratio of total and living space. The corridors should be as small as possible, especially narrow and long, which permeate the apartment from the entrance to the far bedroom. Even if the layout provides for the possibility of installing a sliding wardrobe on an uninhabited area, you should not consider this an advantage.
It is important to remember: the storage system for toys can be installed in the room, but you cannot put a bed for the child in the corridor.
3. Pure history
It is much easier to maintain hygiene if the bathroom is located in the back of the apartment, and not at the entrance. Family members do not have to cross the corridor and hallway, where the floor is usually the dirtiest of all, even with regular cleaning. When the toilet and the bathroom are next to the bedrooms, you can go there barefoot without worrying that there will be traces of street dust on your feet.
In modern new buildings, multi-room apartments are usually equipped with several bathrooms. In this case, it is rational to make one of them “household” – to store household chemicals there, place a washing machine and dry clothes. This separation will protect children from contact with hazardous substances, including from inhaling particles of washing powder. You can dry clothes in the same room or on the balcony.
4. Safe balconies
The entrance to the balcony should not be from the nursery, especially if the family has kids. It is better if you go to the balcony or loggia through the kitchen or living room. 5. Where to store things
Traditionally, in Russia, a balcony becomes a place of storage, including seasonal items, for example, sledges, smart home devices, children’s bicycles and car tires. This is not aesthetically pleasing, and weather conditions in St. Petersburg often do not contribute to the safety of property. 6. Contrary to the desires of adolescents
If the family has children of high school age who want to live in a separate room, then in a few years they will need a separate apartment. Farsighted people understand that it is wiser to make room for some time, so that in the future it will be faster to be able to buy another house for an adult son or daughter.
Moreover, after the separation of children, their former bedrooms are often empty, and the parents still bear the burden of large utility bills. Another reason not to buy multi-room apartments is their low liquidity. If necessary (when children are growing up), housing with four to five bedrooms is much more difficult to sell or exchange than a three-room apartment.
